Buying for investment
You may be buying commercial property to be occupied by your business or as part of your investment portfolio. In either event you will need to pay regard to a number of legal issues.
Whatever the size of the commercial premises you are purchasing there will be common considerations of, for example, making sure that the planning consent is appropriate for the proposed use, environmental issues as to the use and condition of the site and the need to examine carefully any restrictions contained in the title deeds.
If you are purchasing commercial property which is already tenanted, there will need to be a detailed examination of any underleases which may already have been granted.
