AS A HOME OWNER WHAT YOU NEED TO KNOW ABOUT HOME INFORMATION PACKS (HIPS) From April 2009 you MUST have had a HIP prepared before you put your property on the market for sale. Come to us first so we can prepare this for you and save delay. If we carry out your conveyancing the charge for your HIP will be only for searches and the energy certificate- we will make no charge to you for organising these or for compiling the legal content and the HIP itself. As a seller, you must ensure you have given instructions to have a HIP prepared BEFORE marketing your property At AMD, our specialist property lawyers are able and ready to produce your HIP for you. The HIP will contain complex legal information and as solicitors we are best placed to prepare the pack. Once we have prepared the HIP we would also be delighted to deal with the conveyancing work for your sale and would obviously be best placed to deal with the legal work. What must the HIP contain? The basic pack must contain the following information: An Energy Performance Certificate (EPC).This tells the prospective buyers about the energy efficiency and environmental performance of your home. An expert Energy Assessor will need to visit your property to complete this. Evidence of the legal title to your property, consisting of copies of the Land Registry title information document. A sale statement, setting out the details of the sale. If your property is leasehold or a new build then certain other documents relating to the construction or management of the property will also be required. As an optional extra you may choose to include other additional documents relevant to your property to create a more detailed HIP and which may help to better promote the sale of your property.
